Oberg Gardner Advisory
We are the strategy and implementation layer behind a listing, not a video vendor. We build the funnel, direct what gets captured, launch the campaigns, and keep the whole ecosystem moving.
Meeting Preview
This page is a quick walkthrough of how Oberg Gardner Advisory turns one listing into a buyer campaign, seller authority campaign, retargeting engine, and repeatable monthly system.
If we meet in person, I’ll use this as the agenda. If you’re reading it before we meet, focus on three things: the listing relaunch, the monthly engine, and the production separation.
Phase One · The Listing Relaunch
The same walkthrough footage is cut into different hooks for different buyers, then converged into a single always-on engine that pushes every viewer toward a conversation.

The Segue
Phase one proves the system on one listing. Phase two never turns it off.
Phase Two · The Always-On Authority Engine
The relaunch was the proof. The engine is the business. Each new listing feeds the funnel you already built, the middle layer stays live between listings, and the creative refreshes on a cycle so audiences never go stale.
Deploy
Every New Listing
Each property drops into the funnel that already exists. No rebuild. You launch the next one the day you take it.
Hold
Middle Layer Stays Live
Retargeting and seller proof keep running between listings, so attention compounds instead of resetting to zero.
Refresh
Creative On A Cycle
Each layer gets new creative on a schedule so the audience never tunes out. That refresh is the work the retainer covers.
You stop buying one campaign at a time and start owning an always-on authority position in your market, the kind future sellers call first.
Investment Menu
Start by proving the system on a single listing. Then move into the always-on engine that turns every new listing into compounding buyer demand and seller authority.
Prove It

What the $2,000 covers
Best for Testing the system on one active listing using existing assets.
The ad spend portion is used to give the campaign enough room to enter its initial learning phase.
Build It
Listing Funnel OS

90-day minimum + onboarding + ad spend + production paid separately.
Best for Agents who want every listing to feed the same buyer, seller, and authority engine.
Own It
Market Authority Engine
$5,000-$7,500 /month
90-day minimum + onboarding + ad spend + production paid separately.
Best for Top producers, teams, or agents with consistent inventory who want to own their market presence.
How The Money Breaks Down
There are three separate cost buckets.
Oberg Gardner Fee
Strategy, funnel architecture, campaign setup, creative direction, launch, optimization, and reporting.
Ad Spend
Paid into the Meta campaign to create reach, engagement, retargeting audiences, and lead paths.
Production
Paid separately to third-party media vendors when new property content is needed.
The relaunch sprint includes the first two buckets in one simple $2,000 starting package: $1,000 implementation + $1,000 ad spend. Monthly clients separate the buckets clearly: management fee, ad spend, and production as needed.
Production Is Separate
We are not the standard listing media vendor.
The media vendor captures the property. We turn the property into a campaign.
Captures the property
Traditional listing media, handled separately:
Paid directly to a third-party media vendor, or quoted separately based on property size and shoot scope.
Turns it into a campaign
We own the strategy and implementation layer:
High-intensity video clips are paired with property photography and traditional listing assets to keep each funnel layer refreshed and moving.
The Model Is Monthly
Phase One proves the system on one listing. Phase Two keeps the middle layer live between listings, refreshes creative, retargets engaged audiences, and turns every new listing into more buyer demand and seller authority.
If you’re reviewing this before we meet, the goal of the conversation is simple: decide whether your current listing, next listing, or monthly listing pipeline is the right place to start.
