Four places worth knowing

Boca Raton

Where I've lived for four years. I know what the brochure doesn't say.

  • East Boca and west Boca are two different cities. Knowing which fits your life matters.
  • The school quality varies more by zone than most agents will tell you
  • Mizner Park, Royal Palm, downtown Delray all within 20 minutes
  • Private beach clubs exist but public beach access is genuinely good
  • West Boca is still where the value play lives; waterfront is where appreciation history is strongest

Delray Beach

Walkable, artsy, alive.

  • Atlantic Avenue is real. Not manufactured, not fading, actually getting better.
  • East of Swinton is a different market than west. Price, feel, and buyer profile all shift.
  • Short-term rental upside exists in specific zones, not everywhere. Get the zoning right first.
  • The arts and food scene draws a buyer who doesn't want HOA rules and a gate
  • Fastest-moving inventory of the four markets when priced correctly

Highland Beach

Quiet oceanfront. Understated prestige.

  • 1.5 miles of residential oceanfront. No hotels, no retail, no noise.
  • Sits between Boca and Delray, which sounds like a compromise and isn't
  • Inventory is structurally low because the town has nowhere left to build
  • The buyer here is done proving something. This is a privacy purchase, not a status purchase.
  • Direct beach access for most units is the norm, not the exception
